For property management owners

Win more owner clients. Keep the portfolio running.

We work alongside established residential property management companies on owner clients, maintenance, reporting, and hiring, so growth doesn't all run through you.

What changes

You've built a portfolio owners trust. Now it needs to grow without you on every call and every repair.

Here's what we take on with you.

  • Today: An owner inquiry waits while you handle a repair, and the owner signs with another company.

With Framework: Every owner inquiry answered quickly, with a clear next step to a proposal.

  • Today: New properties arrive one at a time, often far from the ones you manage.

With Framework: Outreach to owners in the neighborhoods and buildings you already know.

  • Today: Proposals and management agreements take days to go out.

With Framework: Clear proposals and management agreements sent the same day.

  • Today: Owners leave when they don't hear from you.

With Framework: Regular owner reports and clear updates, so owners know what's happening with their property.

  • Today: Maintenance requests and vendor follow-up fill your evenings.

With Framework: A maintenance and vendor process that tracks each request from report to repair.

  • Today: You want another property manager, but hiring feels like a gamble.

With Framework: We help you plan the hire around the numbers, then recruit, screen, and onboard.

What we work on

You know the work. We help build everything around it.

  1. 01

    Owner clients

More of the right owners, close to the properties you already manage.

    • Google Business Profile, search campaigns, and a website that explains your services
    • Outreach to owners in the neighborhoods you already serve
    • Relationships with the local professionals who work with property owners
    • Referral requests from satisfied owners
  2. 02

    The office

The calls, proposals, and follow-ups that decide whether an owner signs.

    • Phone and email coverage, so owners and residents get a fast answer
    • Proposals and management agreements sent the same day
    • Onboarding checklists for each new property
    • A clear process for urgent resident issues
  3. 03

    Maintenance and reporting

Keeping the owners you've earned with responsive service and clear reports.

    • Maintenance request tracking from report to completed repair
    • Vendor lists and follow-up
    • Regular owner reports
    • Organized owner and resident records
    • Clean books and a monthly view of company revenue and margin
  4. 04

    Hiring

When the portfolio is full, the next hire needs to be someone you'd trust with your owners and residents.

    • A hiring plan tied to portfolio size and revenue
    • Job posts, screening, and interviews
    • Qualification and supervision planning for new hires
    • Training checklists and property handoff

Where growth comes from

Owners, service, and the next property manager.

In residential property management, growth is rarely one big campaign. It comes from more owners in the areas you already serve, service that keeps them, and another property manager when your time is full.

  • More properties in the neighborhoods you already know
  • Owners who stay because of responsive service and clear reporting
  • Maintenance and vendor workflows that let a team manage more properties
  • Referrals from satisfied owners
  • Another property manager, planned around the numbers

How it works

From first conversation to a plan in writing.

  1. 01

    Tell us about the business

What you do, how long you've done it, and what's in the way. About three minutes.

  2. 02

    Talk it through

Where the business is and where you want it to go. We can look at the numbers together.

  3. 03

    Get a plan in writing

What we'd work on, what we'd put in, and the terms. Nothing is agreed until it's in writing.

  4. 04

    Build it together

We work with you on customers, systems, and hiring, and track progress against the plan.

The terms

We only earn on the growth we help create.

Our fee is a share of the incremental revenue above where your business is today. If revenue doesn't grow, we don't get paid. The exact terms are in writing before anyone commits.

Who we work with

Property management companies with loyal owners and room to grow.

  • A licensed, established residential property management company in the Bay Area
  • A portfolio of residential rentals under management agreements
  • A reputation you've earned with owners and residents
  • Want to grow beyond what you can run yourself
  • Open to changing how things get done

What you don’t need

  • You don't need a team.
  • You don't need a marketing plan.
  • Your books don't need to be perfect.

We care about what you've built and where you want to take it.

Questions

Questions from owners

Straight answers. If yours isn't here, email us.

Do you handle owner or resident funds?

No. Client funds, licensing, and supervision stay with you and follow the requirements that apply to your company. We work on the business side: owner clients, the office, maintenance workflows, and hiring.

Do I have to switch my management software?

No. We work in the software you already use when it does the job. If something is holding you back, we'll talk it through before changing anything.

What kinds of properties?

We start where your business already is. For most companies that means residential rentals in the areas you already serve. We plan new property types and service areas around your experience.

What are the terms?

A share of the incremental revenue we help create, above where your business is today. We put the exact terms in writing, and nothing is agreed until you've said yes.

How is this different from a property management marketing agency?

An agency sells you leads and gets paid either way. We work on the whole path from owner inquiry to signed agreement to long-term client, plus hiring, and we only earn when revenue grows.

What does it cost to talk?

Nothing. The first conversation is free, with no obligation.
